Located in Kirkland, Wash., the 180,000-sq-ft project involved redevelopment of five acres of brownfield into a shell for build-to-suit offices. Sustainability highlights include a high-efficiency mechanical system, rainwater-collection system, construction waste management and photovoltaics. SRMKII, the project’s developer, is pursuing LEED Platinum status. Other features include exterior decks with views of Lake Washington, exercise amenities, electric-vehicle charge stations and integrated sun shading. The central plant includes an air-cooled chiller, dry cooler, condensing boilers and dedicated outdoor air-handling units surrounded by a super-insulated building shell. During construction, workers poured 35 structural decks in nine months.
